Frequently asked questions
Where do you offer the rental search service?
We offer our Portugal rental search anywhere in mainland Portugal and Madeira. We work through a network of local real estate contacts to find opportunities anywhere in the country. At this time we are not able to provide our rental search service in the Azores.
What documentation will I need to rent a property in Portugal?
In most cases landlords will want to see your passport, proof of income, and proof of a Portuguese NIF (tax identification number). Some landlords may ask for additional documentation, such as your last tax return, proof of a guarantor, or more.
What if I don't know where I want to live yet?
That’s ok! We often work with clients to help them decide where to live in Portugal. We will discuss your needs and desired lifestyle in our kickoff call, suggest several towns or neighborhoods that you might like, and share descriptions and videos of each town/neighborhood so you can make an informed decision.
How far in advance should I book?
We recommend booking 2-3 months before you would like to sign a lease. This will give us adequate time to discuss location, align on your wants and needs, and review listings before starting our walkthroughs.
The Portuguese rental market is competitive, and listings come and go quickly. We want to search for several weeks to increase the chances a listing will pop up that you love.
Do I need to be in Portugal? Can we do the rental search remotely?
We can absolutely conduct a rental search remotely. We offer comprehensive video walkthroughs of properties throughout Portugal. We always provide video of the interior of a rental, the exterior and access points of the rental, and the neighborhood. We will also send you notes on the location and proximity to the nearest amenities of interest (e.g. grocery store, school, park, beach).
What if I need to see more than 5 rentals? What if I need more than one lease review?
No problem! We can add another remote or in-person rental walkthrough for $120 at any time. We’re also happy to add an additional lease review for $140.
Can you help me set up my utilities after I sign the lease?
Absolutely. Please let us know if you’d like our help with this, and we can send you a quote once you’ve signed your lease. Cost will vary depending on the number of utilities we need to put in your name and if they need to be newly installed or not.
